History and Values

After completing several apartment syndications with private investors, M. Douglas founded B.D.F. Corporation 1958; which later became incorporated as IPS in 1964. The company thrived by matching a number of small investors in apartment projects that IPS would then develop, build and manage. Primarily focusing on Orange County, California, IPS built over 10,000 apartment units through 1980. The company continues to own and operate the majority of these properties. David M. Stone joined the company in 1969 and still serves on the Board of Directors. Jerrold A. Glass, now deceased, joined the company in 1971 as President after providing accounting services to the firm for many years.

As the premier regional third party apartment property management company in the Western Region, our dedication has always been, and will continue to be, to the needs of people – our residents, our owners, and our employees. With Mr. Douglas’ retirement from IPS’s day-to-day operations, Western National Property Management was formed to manage all properties into the future. After working for Mr. Glass and his accounting firm for 16 years, Michael K. Hayde joined at the inception of Western National Properties in 1981. Mr. Hayde now serves as Western National Group’s Chief Executive Officer.

The 1980’s were a period of monumental growth for Western National Property Management. The company added over 12,000 units in 1987 alone with the addition of two significant fee management portfolios – 4,700 units from The Irvine Company and 7,700 newly acquired units from William Lyon Group. During this period, the company transitioned from working primarily with the syndication of investors to development with joint venture partners and fee managing for major financial entities such as Citibank and The Irvine Company.

The partnership with The Irvine Company has been an important long term business relationship for Western National Properties. As a leader in California’s real estate industry, The Irvine Company has a long-standing reputation for owning only the best-of-class in the apartment industry. With unbending standards for excellence and an expectation for developing and operating A+ apartment communities, The Irvine Company partners with a select few companies to facilitate their vision. Western National Group is proud to be among this elite group. Western National Property Management was the primary management services provider for The Irvine Company for more than 10 years until they developed their own in-house management division, after which the two companies have maintained close relations, including partnering on various leadership and industry events. Western National Builders continues to provide ground up construction and renovation services to The Irvine Company to the present day.
